Homeowners deserve better than relentless tax grabs and efforts to erode Prop 13. For years, Larry Stone proudly touted rising property taxes to the Board of Supervisors, yet did nothing to lower assessments when the market fell (a mandate of Prop 8). Appeals were a maze, refunds were rare, and residents experienced bullying and frustrating runaround. Meanwhile, the Assessor’s Office clung to outdated COBOL systems and suffered annual outages — including the recent one around the Dec. 10 payment deadline. Stone’s legacy of failures will continue with Fligor!

This Assessor office needs a change agent who will fight for YOUR interests, not the special interests.  60+ Property Tax Exemption — already submitted to the CA Attorney General #25-0035
 Never raised taxes and actually defeated a tax hike. I chaired the No on Measure A sales tax hike.
 Automate reduced assessment and refunds to you during housing downturns
 Fought utility rate hikes— I am the only one who fought San Jose Water Company and PG&E rate hikes and won
 Cut waste, modernize the Assessor’s broken systems.
 Keep seniors housed and stop senior homelessness — it’s compassionate, and fiscally responsible.
 Push to update the outdated $500K capital-gains home sale exemption — it’s nearly 30 years old and needs modernization.
